ICON Brickell Miami Condo Photo Tour
ICON Brickell – WOW! Recently I toured ICON Brickell and I was blown away. I did have to admit I was skeptical before I took this tour. I felt that the large scale of this development (almost 1800 units) would have a major impact on the views from each unit. I had also seen some photos on other blogs and websites and the photos didn’t do this development justice. You must see this building to believe it. It is massive. Everything in this building was imagined to be larger than life. Here are the photos of ICON Brickell:
ICON Brickell was developed by The Related Group and inspired by Philippe Starck. Among the many features of this building are a magnificent bayfront location in Brickell, restaurants at ground floor and on the pool deck, a signature viceroy hotel component, a massive 316-foot long swimming pool, magnificent spa area and services and rooftop lounge.

Looking for a 2/2 on tower 1 or 2 for under 2300. Do you have anything available?
No. So far from what I have found is that owners considering leasing out 2 bedrooms are asking $5000 and up. Not too many units have closed yet and they all need flooring installed before they are ready for move-in.
Looking to spend up to 2800/month for a 2BR in this building. The building website seems to have listings in that price range. Would I be able to sign a 1-year lease for around that amount?
Li – We should be able to lease a 2BR for $2800 or a little less. I called the leasing office today but they do not have any developer 2BR as of today but hope they can have some to lease within 2 weeks. I will keep checking.
As for privately owned units which are available for lease, those start from $3500 asking price (there’s only 3 of those which I see in the MLS).
I’m looking to rent a studio for 12 months (10 months if possible) for roughly 1200/month. What is the availability for furnished units and how much more would they cost per month?
There is very limited inventory at this time and we are waiting for the developer to release additional inventory but unsure when this will happen. Studios are suspected to be available from $1450+ unfurnished. There are no units available furnished.
What is the availability and cost of a 1 bedroom 1 year lease with floors that have been finished without carpet
The only units for rental which do not have carpeting are the ones which are not still owned by the developer. Mainly the ones listed in MLS which you can see on our company site:

They are currently asking between $1849 and $2350 per month for 1 bedrooms.

Additionally the developer offers rentals which are not on this list but typically 2 bedrooms would be available between $2600-$3200. And 1 bedrooms between $1700-$2100 as available.

Since the developer has turned the community back over to the bank are the rental prices scheduled to decrease? There was a recent listing for the large 1/1 (900+ sq ft) for $1475. As to be expected, it was rented the same day the listing was posted. Is this a reasonable price? Or the $1800+ price that you listed above?

Nat – It is anyone’s guess. I will ask to see if there are any price changes. But typically rental prices have held up so far at ICON Brickell since only a few units have been released at a time since the opening of the building. Sometimes agents count the terrace in the sq footage which is reported to the MLS which could be one reason you saw a 900+ sq ft unit priced at that price. But in my experience only the smallest 1br have rented near $1500. Larger ones typically go for more. Also units owned by private owners are slightly more expensive then developer owned units since they had tile floors instead of carpeting.
Nat – I am being told that currently the developer inventory is not available for lease. That may change shortly but at the moment there is no developer inventory. The privately owned units begin from $1900 for a small one bedroom and $2000 from a larger one bedroom.
